We made it through the holidays, and believe it or not, I’m kind of sad it went so quickly! Now the tree is wilted, my house is a disaster and everyone is READY FOR ROUTINE again. Sound familiar?

A December We May Not Remember

Other than the holidays, December 2019 was a month of.. average. That is, in Real Estate, anyway. In the Grassland community, counting homes zoned for Grassland Middle School, we typically hover around the 30 mark year-to-year for closings in December. In December 2019, we hit 29 closings.

2011 was an extreme low. 2013 was outstanding! We hit a small dip in 2018 with 27 closings, but then came back to the party this past year.

What Worked.. and What Didn’t.

Our Real Estate market in the Midstate really slowed down in September and into October. But it really gained steam as we headed toward November. And the movement in those weeks is why we’re seeing all of these closings in December.

But look at what moved, and what lagged.

  • 8 of the 29 homes that closed didn’t last a day on the market. 8 were under contract at zero days on market. (though 4 were new construction).
  • 11 of the 29 were on the market for less than a month before going under contract.
  • The remaining 8 homes that closed in December were on the market between 1 – 2 months.

The longest-listed home that closed in December was in Temple Hills. But it looks to be updated, decorated and staged well for this market. It closed December 31st at $575,000 for $168/sf.

It’s often only one factor that keeps homes from moving, but it takes quite a few of the right factors to get homes sold quickly.

The factors range from — but aren’t limited to– pricing, floor plan, staging, number of buyers in a particular price range, decorating, location, market timing, market conditions and marketing.

Among the homes that sold the quickest this December is this one (below) in Cottonwood. It closed on December 12th at $341,000 for $199/sf. It was on the market 0 days.

Quick Holidays, Quick Sales

However you shake it, this holiday season — and Real Estate season — passed quickly. I’ve enjoyed seeing so many of you out in the community, at neighborhood parties and entering your homes to consider listing For Sale.

My business partner’s family was among the many this year to have a round or 12 with the flu and cold crud over the holidays. So I feel safe saying if you saw one, but not both, of us toward the end of 2019, that’s probably why. If you’re among the families who escaped the sickies, good for you! I hope to see you in the new year – and wish you all continued joy and success in 2020. We’re grateful for each of you!
