The Beer-bug’s got the best of us right now.. and we’re all tired of bad news. So I’m not going to give you any.

Instead, here’s a little geek-peek at our Real Estate market here in Grassland. In case you’re thinking of buying or selling a home soon — or are just curious about your values — here’s how it all shook out in February.

Williamson County Breaks Record

Let’s look first at the big picture – A gangbusters February for county-wide residential Real Estate closings!

The Williamson County Association of Realtors just released their monthly report. Here’s what it shows:The number of sales between residential homes and condos in February 2020 is 349, up from January, and continuing an upward trend that has been on a consistent incline each February, year over year.

Also on the incline: Sales prices and Price Per Square Foot.

The county’s Sales price is averaging $631,674 (median: $545,000).

This is about a 33% increase from the sales price 5 years ago,

in February 2016!

The county’s average Sales Price per Square Foot is $194.

How Grassland Compares

Let’s zoom into our quaint little corner of the county.

We had 19 of those countywide sales in Grassland during February 2020. That’s a sharp drop from 2018 and 2019. But right on par with our average over the past ten years of 18.5 February sales.

More details for February 2020 in Grassland:

  • Average Sales Price: $1,038,144
  • Average Days on Market: 25
  • Average Sales price per square ft: $245

The highest priced home sale in the Grassland area for February 2020 was $2,799,000. It’s this beautiful Home in Laurelbrooke.

I remember seeing the marketing for this and it was outstanding. A home of about 6,000 square feet that sold for asking price only 22 days on the market!

The lowest priced home sale in the Grassland area for February 2020 was $220,000 — a 2 bedroom, 1 bath townhome in Brentwood Pointe. It sold its first day on market.

Timing is Everything

It’s safe to say soon homes like these (or any home for that matter) won’t be flying off the shelves like we’ve been used to. 22 days for a $2.8m home is not typical.

But it’s not the end of the world, either. We are due for a market correction and with a correction brings its own set of opportunities for buyers and sellers. Even if it may just be a slight correction. I’m not talking recession level, here.

Just weeks ago, there was increased optimism due to fixed mortgate rates hitting the lowest level in a half century. This led lending firms like Freddie Mac to chime in, saying “Given these strong indicators in rates and sales, as well as recent increases in new construction, it’s clear the housing market continues to be a positive force for the broader economy.”

So chillax with a bottle or ten of wine while we wait for another dreaded Carol phone call.
