Ladies and Gentlemen…. We did it! Say hello to two of the top Realtors in Williamson County!
Last weekend was the annual Williamson County Association of Realtors Celebration of Excellence Gala – The second Roaring ’20s party I’ve attended in as many months. This is where my business partner Flint Adam and I won a Platinum Award for ranking in the top 2% of Realtors in Williamson County 2019 sales volume!
And what I’m about to share with you about January 2020 home sales paints a promising picture to kick off the new year.
Counting Numbers in the County
January 2020 wasn’t exactly a record-breaker. But here are some very impressive stats just released by the Williamson County Association of Realtors.
Of particular interest, you’ll see more than 300 residential homes sold county-wide in January alone. And we’ve got enough inventory to support this trend the next couple of months, with more than 1,100 homes still active on the market.
Williamson County has had more closings in January 2020 than any of the past 5 years and our median sales price continues to increase as well — up about $23,000 from this time last year.
Closer to Home
Zeroing in on the Grassland area, let’s look at how the numbers compare here.
Of those 321 Williamson County closings in January, 28 of them were in the Grassland Middle School zone. That’s the highest amount of January closings we’ve had in Grassland since 2011 (when saw 33 homes closed). It’s also down from the 30 closings we had in December 2019. So we’re not breaking any records here, but we’re still very robust on activity.
More details for January 2020 in Grassland:
- Median Sales Price: $565,000 (about $47,000 higher than the county’s median)
- Median Days on Market: 32 (up from 17 in December)
- Median Sales price per square ft: $199 (down from $205 in December)
The highest price sale in the Grassland area for January 2020 was $2,725,000. It’s a beautiful horse farm off of Del Rio Pike with 16 acres of property.
It listed in May 2019 at more than $3,100,000. The home boasts more than 1,500 square feet and has seven pastures as well as its own arena.
The lowest priced sale in the Grassland area for January 2020 was $222,000 — a 2 bedroom, 1 bath townhome in Brentwood Pointe.
Timing the Market
There’s a lot of chatter right now about the Coronavirus — The economic side effects and the ripple effect we could see here in the US. A lot of eyes are on Apple stocks, the general investment environment and there are a lot of common thoughts that our housing market may soon be due for a correction.
A local lender said in a conversation to me a week ago that people who may be considering selling should do it sooner than later. The reason is because home owners have seen an enormous amount of equity increase in a considerably short amount of time. And you want to maximize that while you can.
According to the Year-End 2019 U.S. Home Sales Report from ATTOM Data Solutions. ATTOM says the typical home seller earned $65,500 last year — a 34% return on investment compared to their original purchase price. This is up from 31.4% last year and 27.4% in 2017. Last year brought the highest average home seller ROI since 2006.
And while those of us in the Real Estate and housing industry don’t see another recession-like drop in housing prices, a correction is due.
