Hi neighbors! It’s shaping up to be a great year in Real Estate for our community – and for my family. To begin 2019, my husband and I made some goals to reprioritize, find better balance and reconnect with our friends — all of which had become distant with parenthood. You know how that goes. And believe it or not, we’re [kind of] doing it!
Now I’m making an effort to keep you informed on the Real Estate comings-and-goings in our neighborhoods in order to help you make the best decisions to “move” your family forward. #SeeWhatIDidThere
So let’s start with a question I’ve been hearing a lot lately as our non-existent Fall suddenly turns to Winter: “Is now a bad time to sell our house?” Often, people believe the market cools off along with outdoor temps.
Colder Temps, Not a Cold Market
It’s true there aren’t as many buyers out this time of year mainly because our specific market is so directly driven by schools. The flip side of that is people who are looking to relocate outside of summer (and there are plenty of them with all these new businesses moving in) are typically shopping NOW in order to be moved by the beginning of spring semester. To add to that, there aren’t usually as many competing homes on the market, either. Holler!
Thankfully, the Real Estate market around here is a lot more predictable than our weather patterns (and a lot warmer, too)! So let’s get specific and look at the data.
Numbers Paint a Picture
The Williamson County Association of Realtors just released an October report of home sales, comparing October 2019 sales to previous years – and the trend for our county is the highest it’s been in at least 5 years with 551 houses and condos sold in October 2019.
The average residential home sale price in Williamson County last month was $668,257 – and it took 33 days on average for those homes to get under contract.
When you narrow the search to homes zoned for Grassland Middle School, there were 35 homes closed in October with an average home sale price at $585,774! These homes sold within 97% of the list price and were on the market about 25 days.
More specifically in the Grassland area, with homes zoned for Grassland Elementary School, we had 15 homes close in October with our average home sale price at $721,360! These homes sold within 96% of the listing price and only stayed on the market about 17 days – which is excellent!

To sum it up, the Grassland area outperformed many of the Williamson County averages in October. Our homes are selling higher and quicker – and fetching close to their list price. The Grassland neighborhoods with the most activity in October were Temple Hills, River Rest and Fieldstone Farms – but most of that is due to the large size of these neighborhoods. (Temple Hills, for example, has more than 500 homes.)
Judging by the pace of my particular business in October, I’m betting November will be just as hot for Grassland and greater Williamson County. Nevermind what the temps outside are doing.
We all know we’re in a great place at a great time. (That’s why we all bought here… right, Erika?). Our special little spot has got it going on, and regardless of the time of year, the numbers are still showing it!
