Real Estate DID NOT slow down just because of the holidays – and that means neither did I, which I’m always grateful to report!
The Hustle & Bustle of Real Estate
While you may have been taking a breather (haha), apparently there were several families in our neck of the woods who were packing boxes and moving trucks. Just looking at the pace of the market in the past two weeks (from 12/23/19 – 1/5/2020), there were 15 closings in the Grassland Middle School zone, with the majority of them happening December 30th and 31st.
Here’s how they break down:
Average Sq. Ft: 3,455
Average Beds/Baths: 4/3
Average Sales Price per Sq. Ft: $213
Average Sales Price: $738,976
Average Days on Market: 17
Comparing our number of closings to previous years, we’ve almost doubled our closing activity for the last two weeks in December from 5 years ago! There’s no question we’ve got plenty of buyers out shopping the Grassland area, but compare our 15 closings these past 2 weeks to the last two weeks of December 2016, when we saw only 5. YOWZERS!
January is the New Spring
It’s true, home closings usually hover toward the end of the month, so it’s no surprise that we saw our most closings in December during the last week. (7 closings in the last 2 days alone).
But I’m also going to go out on a limb here, and predict the trend will continue through most of January. So if you’re thinking of buying or selling in 2020, get ahead of the rush. With more competition in our market, more and more buyers and sellers are shopping and listing earlier in the year — and it’s working for them.
