Ahhhhhhhh, the kids are out of school and many of us are hitting the road for the [long] Thanksgiving break. And, just in case you need to not pay attention to your kids for a minute, here I am with a Real Estate update. < You’re welcome >

I promised you last week in that I’d fill you in on the new construction in our area. We’re all aware of Stephens Valley, though those homes are not zoned for Grassland Schools, so let’s look a little closer to home.

Looking at what’s popping up around us, which would more closely reflect our home resale values, are new construction projects zoned for Grassland schools.

The Big 5

We’ve got 5 neighborhoods to keep an eye on – 3 zoned for Grassland Elementary, one zoned Walnut Grove and another zoned for Hunters Bend – all funneling into Grassland Middle School.

1. Foxen Canyon is one that’s caught my eye recently, mostly because of so many options there right now. It keeps popping up in my home searches for clients! It’s a neighborhood off of Berrys Chapel, built by Turnberry, and zoned for Walnut Grove Elementary. It’s a beautiful neighborhood sitting on about 100 acres – selling for the $800,000s to about the $1.1 million range and is in its final stage of construction.

2. Hart’s Landmark is very close to Foxen Canyon, off of South Berry’s Chapel and close to Hillsboro Rd, but zoned for Grassland Elementary School. It’s a Pulte neighborhood and homes are priced in the $800,000s – $900,000s.

3. The Preserve at Echo Estates is nestled behind Fieldstone Farms
and Battleground Academy at the intersection of Hillsboro Rd and Mack Hatcher. This one has some monster homes in it – all zoned for Hunters Bend Elementary. There are 5 different builders in this neighborhood, one of them Legend Homes, who is a custom builder also building in Stephens Valley. The Preserve at Echo Estates is a luxury home community with homes starting in the millions.

4. Heading back up Sneed Road to Stockett Creek – This one is zoned for Grassland Elementary and is located off of Vaughn Road, just south of the Laurelbrooke entrance. This is a gated community with homes built by Tennessee Valley Construction, who also builds in Temple Hills. These homes are priced from $1.1 million to more than $2 million.

5. We’ll end the tour at Temple Hills Reserve. This is the latest phase in the staple community of Grassland. Built around a golf course, the Temple Hills Country Club, and nestled behind a gate in the Temple Hills Community off of Temple Rd. There have been a variety of builders in this neighborhood, with the final lots remaining to be built by Rochford. All homes are priced well into the millions and zoned for Grassland Elementary School.

The Big Takeaway

Usually new home construction rains on the parade of resales, due largely in part to the hard sell of spending just as much money for an older home as you would for something brand new. There are also builder incentives that we normal sellers can’t compete with.

Today, there are 12 new construction listings in these 5 neighborhoods, priced anywhere from $839,900 to $1,975,000. And this is actually a good thing.

Remember how I mentioned our average home sales price in our area is $585,774? This means, for the majority of sellers, these $1million+ new homes aren’t much competition. A budget stretch of a few hundred grand for the masses isn’t very realistic. So those of us already in “used” average-priced Grassland homes are going to keep riding the wave of these escalating home values. The more these new homes are built (and selling) for, the higher our home values are becoming, too. And considering Grassland’s average pricepoints, we’ve got a really good value proposition when it comes time to resell.

Now chew on that as we head toward Turkey day. And for Pete’s sake, go back to paying attention to your children.
