Grassland Weekly Watch: 2/23/20

I’m not gonna lie… This post is kind of a fun one.

It’s for the HGTVers, the home hunters anonymous and hobby real estate watchers at heart.

I always find it so gratifying to give frequent peeks into our Grassland market – and this week’s update is quite a fascinating one.

Let’s start with this fact:

Today, there are 78 Grassland homes on the market.

Of those 78 homes, 35 of them are listed at more than $1,000,000.

Chew on that.

This means that of all the homes For Sale, not yet under contract, and zoned for Grassland Middle School, almost half of them are million-dollar listings.

Put This in Perspective

About half of the homes in our area are double or more than the Williamson County average! Which, honestly, blows my mind. The median Williamson County price for homes sold in January 2020 is $518,032.

Here in Grassland (which includes parts of Franklin and Brentwood), our median list price for homes on the market right now is $859,950!

The Grassland Variety

Isn’t it fun to see what’s sitting in our own back yard? From $300k properties to a $17m home. It’s quite a wide range of offerings here in the Grassland area and each one of them has their place.

I’m willing to bet pretty much all of these homes on the market here today will be under contract by summer. That’s not without a lot of marketing, networking and other Realtor hustling happening behind the scenes. And if you’re thinking of listing, sooner is better than later to jump into the game. I mean, afterall, look at the competition.
